What is a secondary dwelling?

Secondary dwellings can be granny suits, legal basements, garage suits or detached coach houses and laneway homes. 


Essentially, they all are a fully contained functional unit, with its own living, kitchen, bathroom, sleeping and often, laundry spaces.

Initial Consultation - Free 30 minute consultation to discuss project feasibility and scope.


Package A 

Consultation - $350 + HST

This package includes:

  • Initial site visit and property walk-through
  • Analysis of existing site conditions
  • Analysis of applicable municipal zoning by-laws
  • Building code requirements
  • Recommendations for next steps

(This fee can be credited towards purchase of package B)


Package B 

Design - Starts from $1,350 + HST

This package includes everything in Package A  and:

  • Design 
  • Drawing
  • Measurement
  • Permit Submission
  • City Communication during approval


Package C

Project Management and Contract administration- Starts from $2,350 + HST

This package includes everything in Package B and:

  • Project Management of entire Project
  • Contractor and trades sourcing
  • Evaluation of Work
  • City communication
  • City inspection coordination
  • City Occupancy Permit
